Job Description

Commercial Property Manager - Manages all aspects of a portfolio of office, industrial, and retail properties including operations and financial activities. Provides superior service to tenants and property owners. Reviews and reconciles ground lease and CAM recovery charges. Oversees the collection of rent, payment of expenses, compliance with lease terms and preparation of all required legal notices. Recommends and coordinates legal action as necessary. Responds to tenant needs and coordinates with maintenance staff to resolve problems. Maintains positive relationships and high retention levels with all tenants. Prepares the planning, budgeting and control of operating and capital expenditures. Oversees and approves the calculation of all special billings. Prepares annual budgets, forecasts, management plans, monthly performance reports, and variance reports. Recommends and directs alterations, maintenance and reconditioning of property as necessary. Reports all maintenance issues to Maintenance Supervisor. Participates in civic and business organizations. Attends BOMA and/or IREM programs and activities. Conducts and maintains relationships with ?key? clients/tenants, industry and trade associates, representatives of government, public service organizations, customers and vendors as necessary in the overall management of the property. Complete annual internal file audits. Abstract all lease documents and ensure accuracy of rent rolls on a monthly basis. Evaluates and administers agreements for contracted services including annual negotiations and preparation of new contracts, contract renewals, and contract amendments. Monitors and evaluates vendors performance. Tracks vendor pricing changes Assists Maintenance Supervisor to deliver expected service levels to the client within the prescribed budget. And, sees that facilities staff delivers excellent service levels for the client within budget. Develops and recommends strategic objectives to maximize the properties financial leverage. Researches and implements new technology to improve operational efficiency. Develops environmental health and safety procedures for all properties. Actively involved in project plans supporting business process improvements. Review bi-weekly pay-ends for all retail, industrial and facility managed properties. Monitor real estate taxes and recommend tax appeal to owner if needed. EDUCATION and EXPERIENCE: Bachelor's degree (BA/BS) from a four-year college or university. Three to five years of related experience and/or training preferred. In lieu of a BA/BS degree, must have five or more years related experience. Ability to write reports, manuals, speeches, and articles. Ability to present information to an internal group of employees. FINANCIAL KNOWLEDGE Requires intermediate to advanced knowledge of financial terms and principles. Ability to write variance explanations and calculate intermediate figures such as percentages, discounts, and commissions. Conducts basic financial analysis. Salary range $35K-$45K
